For Homeowners: The Process to Use SIPs in a House

Definition of Terms:

Deposits

The amount of each deposit will be agreed upon prior to beginning the process.

First Stage Deposit. A good-faith deposit. It is earned by California SIP Homes during the steps leading up to the delivery of final Shop Drawings.

Second Stage Deposit. A partial deposit due at acceptance of final estimate and Shop Drawings, it signals your intention to have the custom panels manufactured to the agreed upon specifications.

Final Deposit. Required immediately prior to inception of production. This is the remainder of the total panel price and completes payment for your panels.

NOTE: Unless otherwise specified, shipping costs are not included in these deposits.

Production

The precision production process typically takes about three weeks. Once production nears completion, we will contact you to verify requested delivery date and other delivery details.

California SIP Homes can assist you at all of the stages from concept sketches all the way to handing you the front door keys of your completed home. Our goal is to provide as much help as you desire/need so that it's an enjoyable time. Rather than fighting with suppliers and service providers, we can manage all aspects of the process, applying our practical experience to your needs. We take over the minutiae, and allow you to focus on the exciting aspects of building your dream.

Shown below are steps to meeting your needs for SIP panels customized for your home.

  1. Do you have completed home plans?

    • NO: Select a California SIP Homes (CSH) partner architect or use your personal choice. See CSH Partners for contact info

    • YES: Provide us a building set to begin estimating process.

  2. Review the resulting Estimate.

  3. Approve the resulting Estimate and provide First Stage Deposit.

  4. The next step is Drafting. In a process that takes two to six weeks, California SIP Homes will work with you to insure that the Shop Drawings. meet your home's needs.

  5. Most jurisdictions require a licensed structural Engineer review and approve the plans. California SIP Homes has qualified partners familiar with SIPs that can efficiently complete this step.

  6. Final acceptance. Once the Shop Drawings are complete and approved by the Engineer, we require your final approval signature and a Second Stage Deposit.

  7. Production can now begin and typically takes from two to four weeks.

  8. Panels are shipped FOB Premier factory by common carrier to your job site. The Final Deposit is required before shipment.

It's important that you allocate adequate time to support this process. It's not complex, and can be creative and enjoyable, but we do need your time and attention.


Information We Need to Prepare Your Estimate

In order to prepare an initial estimate, California SIP Homes requires a basic level of information. Required estimate information to prepare an initial estimate: we need your building plans. This is a critical step because the more accurate your plans are, the more accurate the estimate will be. Your building plans should be legible, and the information should include:

  • Site location (city, state and zip code)
  • Site address (if known)
  • Floor plans with dimensions
  • All elevation views (with roof pitches noted)
  • Building section(s) showing wall heights and connection details
  • Projected construction date

At this point, please clarify exactly what you wish to have included in the estimate. (For example, 6-inch walls; 8-inch roof, etc.). In addition, if you wish to have us bid windows, please identify that at this time.

  • Optional design criteria: At this point, we will begin gathering optional design criteria information that may impact your cost. This information typically includes:

    • Total roof load
    • Total floor load
    • Wind speed
    • Wind exposure
    • Seismic zone
  • Customer contact information: To complete your estimate, we will need your current contact information. This information should include customer name, address, primary and alternate phone numbers, email address, contractor (if known) and the plans' contact for clarification (if different than primary contact information).


Estimate

The information gathered above will be used to prepare your estimate.

  • We will review your drawings for standard construction detailing.

  • We will contact you if we need any additional information.

  • Upon completion we will forward you our estimate along with a Shop-Drawing proposal that would let us know you want to move forward and begin the drafting process.

The written estimate provided by CSH includes panel cost estimate-subject to revision based on the completed Shop Drawings-costs to draft the Shop Drawings, and professional structural engineering review. It may also include estimates for sub-flooring, roof trusses, and roof panels if desired.


Estimate Acceptance

To move forward with your project, please forward the following to California SIP Homes:


Drafting

After Estimate Acceptance, California SIP Homes will begin the drafting process — a process of drafting and review that can take between 2-6 weeks, depending on the detail and quality of drawings initially provided to us, complexity of the project, and on timeliness of review. This process proceeds as follows:

  • A California SIP Homes drafter prepares the first-draw and forwards to you or your representative (contractor, architect, etc.) for review
  • You or your representative thoroughly reviews the drawings and dimensions, and makes corrective red-lines; then forwards back to us.
  • Drafter prepares revised drawings — based on your redlines — and we forward back to you for further review and approval

NOTE: Any design changes beyond this point will require that a change-order be signed to reflect the changed scope of work. This process also helps us to stay in synch.


Final Acceptance

Once drafting and engineering have been completed, we require the following in order to begin the production process:

  • Signed Final Shop Drawings. The signed final Shop Drawings let California SIP Homes know that you have reviewed your drawings (including all revisions) and agree with them in their final state, as these are the panels that Premier will manufacture and ship.

  • Signed Notice to Proceed. The signed Notice to Proceed is your authorization to Premier that you are ready for your project to begin production and that you have approved a specific dollar amount.

  • Second Stage Deposit


Production

The precision production process typically takes about three weeks. Once production nears completion, a shipping clerk will contact you to verify requested delivery date and other delivery details.


Shipping

Shipping can be arranged by Premier at an additional cost. Unless otherwise quoted, shipping is FOB-manufacturing facility. PBS out-sources shipping to common carriers.


Shop Drawings

Shop Drawings are based on your architect's plans and other needed information. Premier uses these drawings to create specific production work orders for the individual panels that make up your new house. They are the link between your architect's plans and the production work orders specific to each panel.
